Workbench - East Austin

Large Commercial · Austin · 2026
Workbench, East Austin
A new office building on the east side, delivered floor by floor with the general contractor. Sheer drapery softens the lobby lounge; motorized solar screens handle the glare on the open-plan floors above.

The brief
Two jobs in one building: soften the lobby, tame the floors
Workbench is a concrete-and-glass office building with a double-height lobby and open-plan floors that face the sun. The design intent: a ground floor that reads like a lounge, not a reception desk, and office floors that stay bright without glare on screens.
The answer was two products with one supplier. Floor-to-ceiling sheer drapery, ripple fold on a ceiling-mounted track, wraps the lobby glass. Upstairs, Kleenscreen 3% solar screens on low-voltage motors cut heat and glare while keeping the view of the street.
Rolli worked inside the construction schedule: product data submittals through the general contractor, shop drawings per floor, a scissor-lift install in the lobby, and hardwired low-voltage motor power panels coordinated with the electrical trade.

How it came together
Delivered the way a contractor needs it
Submit
Product data for the shade fabric, motors and controls went through Swinerton’s submittal process. Approved as noted, August 2025.
Coordinate
Floor by floor. Motor power panels and low-voltage runs were located with the electrical trade so nothing is surface mounted.
Fabricate
Sheer panels sewn to the measured ceiling height. Solar screens cut to each mullion bay on the office floors.
Install
Lobby sheers hung from a scissor lift once the ceiling closed. Office floors installed and commissioned as each level completed.
