T11 at COTA: a garage with a view

T11 is a row of private car condos on the grounds of Circuit of The Americas: double-height garages with a mezzanine lounge over the cars and a wall of glass. Rolli has shaded five of them so far, hardwired, motorized, one unit at a time.

The brief

Race-day glass, on a schedule

Each T11 unit is built like a small hangar: a clear-span garage floor, a lounge and kitchen on a mezzanine above, and a glass wall. The glass is the reason people buy them. It is also a lot of sun on a concrete floor in a Texas summer.

The first unit was shaded in October 2024. Later units followed the same spec, so Rolli worked with Spartan Constructors as each build-out came up: motorized roller shades, hardwired to line voltage, with the power runs placed before the drywall closed.

Openings run up to 142 inches wide and over 90 inches tall, every one on a hardwired motor, with the motor side set per opening at the final measure.

How it came together

Built in with the building

Coordinate

Delivery dates and drywall dates set with Spartan Constructors for each unit, so wiring goes in before the walls close.

Wire

Line-voltage connections checked with the electrician on site. No batteries to charge, no plugs on show.

Measure

Final measurements by the installer once the glass is in: each pane, each door, each mezzanine window, motor side noted.

Install

Shades made to the measured openings and installed unit by unit as each build-out finishes.
