Blank Street Coffee - New York

Large Commercial · New York · 2026
Blank Street, Lexington Avenue
A new Blank Street café on the Upper East Side needed one thing on its glass: a soft, continuous line of café curtain that reads from the sidewalk and holds up to a Manhattan lunch rush. Fifty-eight feet of it, installed the week the shop opened.

The brief
Privacy at table height, daylight everywhere else
Blank Street builds small, bright cafés in walkable neighborhoods. The Lexington Avenue shop is a glass box on a corner: a wraparound banquette, a sage-green interior and a street that looks straight in at seated guests.
The design team wanted a café curtain, the classic half-height sheer, so people at the tables get a shoulder of privacy while the top of the glass stays open to the trees and the brick across the avenue. The curtain had to run as one unbroken line around the room, match the interior exactly, and be in before the opening.
Rolli handled it as one package: fabric, pleating, custom hardware, measuring and installation, coordinated from Austin with the Blank Street design and project teams in New York.

How it came together
From a tape measure to opening day
Measure on site
Our team measured every pane on site in late summer. The windows had no side casings to mount to, so the hardware plan changed before fabrication, not after.
Design the hardware
A continuous rod carried on sill supports, with a thicker top ring that hides every splice between rod sections. Agreed with the Blank Street design team in a day.
Make and inspect
Five runs in Blythe sheer linen, two-finger pleat, 17¾ in drop. Sewn, then unpacked and checked at our Austin office before shipping.
Ship and install
Panels and hardware shipped September 30 ahead of the opening. Installed in the first week of October.

The details
Specified like a product, built like a one-off
- Fabric
- Blythe sheer linen, Natural. Lets light through, blurs the view from the sidewalk.
- Heading
- Two-finger pinch pleat. Tighter and more tailored than a three-finger pleat at this short drop.
- Dimensions
- Five runs: 20¾, 70¾, 83⅝, 227⅞ and 294¼ in wide. 17¾ in drop on every run.
- Hardware
- Custom continuous rod on sill supports with a ¾ in top ring to conceal splices. Rings and clips so panels slide and can be removed for cleaning.
- Mount
- Sill-supported. No side casings were available, so nothing is fixed to the glazing.
- Who did what
- Rolli: measure, fabric, pleating, custom hardware, delivery, installation. Blank Street: interior design and store build.
“A café curtain is the smallest piece of drapery we make and the least forgiving. On a 24-foot run, a quarter inch shows. This one does not.”Rolli design team
